Commercial mixed-use building and new street, completed 2005<\/p>\n

This project was unique in that the developer decided to donate part of the site to create a new pedestrian through-way, in Swords, Co. Dublin, from Main Street through to a secondary shopping area.  This helped open the town to townspeople, and provided the building’s retail tenants a full length of new frontage.<\/p>\n

Design involved knitting a new speculative office and retail development into an existing restaurant\/office building.  Work during construction included the demolition and re-construction of the cold-store & food-prep area of the restaurant, while it continued to operate.<\/p>\n

Construction commenced with planning permission for the basement and lower floors only, adding further complications to the contract administration.  The top, penthouse floor was added to the contract when permission and fire safety certification were granted.<\/p>\n

The key design decision was a simple 7\u00b0 ‘crank’ in the south elevation of the building, which opened slightly the entrance to the laneway and made a more engaging shape of a simple building form.<\/p>\n
